Consumption-Based Certificate
The consumption-based certificate is a type of energy performance certificate that documents a building’s actual energy consumption over the last three years (from 2027: two years). Until the end of 2026, it can be issued for residential buildings with five or more residential units, for smaller residential buildings whose building permit application was submitted on or after 1 November 1977, and for non-residential buildings. From 1 January 2027, it will only be available for purely residential buildings – regardless of the year of construction.

Demand-Based Certificate
The demand-based certificate is a type of energy performance certificate that calculates a building’s theoretical energy demand. It is based on the dimensions of the building, the thermal building envelope and a technical analysis of the building fabric, the insulation and the heating and ventilation systems – regardless of the occupants’ actual consumption.

The iSFP provides a comprehensive analysis of a building’s energy efficiency and gives specific recommendations for action, tailored to the property and to the owner’s goals. It contains a step-by-step plan of measures for improving energy efficiency sustainably.

Funding Service
For grants towards insulation, windows and ventilation, for renovating to efficiency house (Effizienzhaus) standard and for a subsidised new build, you must involve a qualified expert who is listed in the expert register of dena (German Energy Agency). This expert issues the documents you need for KfW or BAFA (Federal Office for Economic Affairs and Export Control). If you are only replacing your heating system, the confirmation can also be issued by your specialist contractor.

Climate-Friendly New Build (KFN)
The life cycle assessment for houses – climate-friendly new build – evaluates the environmental impact of a building over its entire life cycle, from the construction phase and the use phase through to deconstruction. In the construction phase, the impact of the materials used, of transport and of energy production is taken into account. Sustainable materials and resource-saving construction methods can have a positive effect on the assessment.

Legal Framework (GModG)
All services are carried out in accordance with the Building Modernisation Act (Gebäudemodernisierungsgesetz, GModG – formerly the Building Energy Act, GEG) and the standards it specifies – in particular DIN V 18599 or DIN/TS 18599, DIN 4108 and DIN EN 12831-1 with DIN/TS 12831-1.
